First-Time Buyer Programs
Many states, cities, and counties offer first-time buyer programs, but the rules are local and change over time. Down payment assistance may come as a grant, deferred loan, or forgivable loan, and income limits, property limits, occupancy rules, and repayment conditions vary. FHA, VA, USDA, and conventional loan requirements also change and depend on lender overlays. Treat online numbers as starting points, then verify with the official program page, a HUD-approved housing counselor, or a qualified lender before relying on them.
