The Leverage Game
Real estate's superpower is leverage. You put down $50,000 on a $250,000 property. If it appreciates 4% in a year, the property gains $10,000 in value — but your return on the $50,000 you invested is 20%. The bank funded most of the purchase, yet you keep all the upside.

Leverage amplifies gains beautifully. But it cuts both ways. If the property drops 20% in value, your $50,000 equity is wiped out entirely — and you still owe the full mortgage. This is exactly what happened to millions of homeowners in 2008.
